General Criteria:

• All non-resident RDA accountholder having valid NICOP / POC
• Salaried (Permanent/Contractual) and Non-Salaried individuals
• Age requirement; for Salaried 20- 60 years and Non-Salaried: 20-65 years
• Income criteria; 50% of net disposable income

Financing with Lien:

• Lien against Roshan Digital Account balance and Naya Pakistan Certificate
• Lien marking up to the extent of finance amount
• Minimum one year overall employment / business length
• Financing tenure from 3 to 25 years
• Minimum financing PKR 0.5 million and no upper cap for renovation and building/purchasing a new house
• Co applicant is optional at the discretion of applicant however applicant must nominate a person i.e. Nominee in the absence of co-applicant who can be lawyer, a relative, or a friend to facilitate the transaction in Pakistan

Financing without Lien:

• Minimum overall employment / business tenure will be two years
• Financing tenure from 3 to 25 years
• Minimum financing PKR 0.5 million up to PKR 10 million for renovation and no upper cap for building/purchasing a new house
• Co-applicant is mandatory and can be any one of the immediate family members including spouse, parents, adult siblings & children living in Pakistan

Government Markup Subsidy Scheme (GMSS):

• Currently not a house owner
• Facility can be availed one time only
• Financing tenure from 5 to 20 years
• Minimum overall employment / business tenure will be two years
• Financing up to PKR 10 million (conditions apply)

Salaried Individual:

• Copy of Co-Applicant's CNIC/ NICOP
• Passport-sized colored photographs of applicant and co-applicant(s) each
• Employer's certificate including tenor/designation/renumeration details
• Employment Contract (if applicable)
• Last three-month salary slip
• Bank Statement - last 12 months (Original OR duly attested by the bank with stamp / notary public) through embassy
• Copies/ details of any financing facility being availed in the country of employment or in Pakistan
• Copies of last 2 years tax documents where applicable
• Credit Bureau Report of stay country

Non-Salaried Individual:

• Copy of Co-Applicant's CNIC/ NICOP
• Passport-sized colored photographs of applicant and co-applicant(s) each
• Valid Business Proof
• Bank Statement - last 12 months (Original OR duly attested by the bank with stamp / notary public) through embassy
• Copies/ details of any financing facility being availed in the country of employment or in Pakistan
• Copies of last 2 years tax documents where applicable
• Credit Bureau Report of stay country

Pricing:

Following pricing will be will be applicable for variants other than GMSS

Variable Rate

• Without-Lien 1-year KIBOR + 1.5%
• With-Lien 1-year KIBOR Only

Fixed rate (5- Years) (where applicable)

• Without-Lien 5yr PKRV + 1.50%
• With-Lien 5yr PKRV Only

Note:

• For fixed rate regime, customer will have an option to choose either to
  • Continue on Fixed rate offer by the participating bank at the time of repricing
  • OR
  • To opt for a variable pricing/rates will be applicable after 5th / certain year.
• Pricing will be reevaluated after One year or any change in discount rate announced by SBP. However, for existing customers, any change is pricing will be applicable or will take effect at their respective anniversary / re-pricing
• The KIBOR shall be applicable on the first business day of the month of disbursement and facility would be re-priced accordingly on anniversary.

In case of disinvestment before 3 years, investor can repatriate funds. However, capital gains will not be allowed for repatriation till the completion of 3 years. During this time, investors can park/invest capital gains in other eligible securities from their NRV account. Profit from such investments will be fully repatriable upon completion of 3 years (to be calculated from the date of investment). However, Investors can repatriate their principal investment in PKR any time during the period of 3 years. In case where the investors suffer loss, entire sale proceeds are eligible for repatriation any time.
